Mold Removal

Most basement and crawl space mold returns within 12 months of a remediation that did not address the underlying moisture problem. That is the part most companies do not solve, and it is the part Aqua Lock built the whole company around. We own the waterproofing and foundation side that determines whether the mold ever has a reason to come back.

The numbers behind our mold and waterproofing work in Kentucky since 2006:

  • In business since 2006.
  • 10,000-plus Kentucky homes repaired.
  • 10-year warranty on mold remediation work; Lifetime Transferable Warranty on the moisture-source waterproofing.
  • Mold Certified, Certified Structural Inspector on every inspection.
  • Aqua Lock crews on every job, foreman on site start to finish. Inspectors, not salespeople.

Mold Is a Symptom. Moisture Is the Problem

Treating black mold and discovering hidden mold under flooring.

Mold needs three things to grow: water, organic material, and warm temperatures. Take any one of those three away and the mold cannot survive. That is the entire framework. Everything else is execution.

In basements and crawl spaces, the water is the one thing you can actually control. The wood, the drywall, the insulation, and the dust are not going anywhere. The temperature follows the rest of the home. So mold remediation work that does not address where the water is coming from is, at best, a clean-up job that buys 12 to 18 months before the same growth returns in the same place.

Unique specialized solutions for unique specialized problems. Aqua Lock approaches mold differently from a stand-alone remediation firm because we have spent 20 years solving the moisture problem first. The mold removal is the part that happens once the source is in hand.

Where Mold Hides in Kentucky Homes

Visible mold is often the smaller part of the problem. The patch on the wall is the part you can see. The growth behind insulation, on floor joists, and inside hollow block walls is the part you cannot.

The most common places Aqua Lock finds mold:

  • Behind finished basement walls where condensation has been silent for years
  • On crawl space floor joists and sub-floor sheathing (the source of most musty smells upstairs)
  • Inside hollow-core concrete block foundation walls
  • Around sump pits, drain tile connections, and floor-to-wall joints
  • Behind insulation that has held moisture against the wall
  • On ductwork and HVAC components in unconditioned crawl spaces

A note on terminology. Homeowners often use the phrase “black mold” to describe any dark mold growth. Several mold species can appear dark, including Stachybotrys chartarum, which is what the press usually refers to. Accurate identification of which species is present requires lab testing, which Aqua Lock includes on every mold inspection where it matters to the scope.

Signs You Need a Mold Inspection

Most homeowners learn there is a problem from the symptoms above the basement, not from anything they see below.

Treating severe hidden black mold behind peeling wallpaper.
  • Persistent musty odor on the first floor, often strongest near floor vents
  • Allergy or respiratory symptoms that ease when you leave the house
  • Visible mold on basement walls, floor joists, ductwork, or insulation
  • Water staining on drywall or foundation walls
  • A recent flood, plumbing leak, or extended period of high indoor humidity
  • A home inspection report flagged "elevated moisture" or "suspected mold"

If any of these sound familiar, a free inspection identifies whether mold is actually present, where the moisture source is, and what the smallest scope is that will actually solve both.

How Aqua Lock Approaches Mold Removal

The order matters. We have seen too many homes where someone removed the visible mold without addressing the cause, and the homeowner called us 14 months later for a second remediation.

Identify the moisture source

Without this step, the mold comes back. We trace the water back to its origin: slab crack, hydrostatic pressure, condensation, drainage failure, plumbing leak, or some combination.

Containment

Plastic barriers, dust suppression, and negative-air machines keep airborne spores inside the work area.

Mold removal and surface remediation

Affected materials are removed, hard surfaces are treated, and embedded spores are HEPA-filtered out of the workspace.

Address the moisture source

Repair, seal, drain, or encapsulate as the inspection identified. This is the step that determines whether the work lasts.

Post-remediation verification

Independent verification confirms the remediation is complete before the job closes out.

This is why Aqua Lock backs mold remediation with a 10-year warranty, and why the moisture-source waterproofing work carries the Lifetime Transferable Warranty that transfers with the home at resale. The source is solved alongside the mold, not after.

What Aqua Lock Handles, and What We Do Not

Aqua Lock specializes in mold tied to a moisture problem in the foundation, basement, or crawl space. The most common scenarios:

Worker spraying mold remediation chemicals on a peeling basement wall.
  • Mold on basement walls or floor joists from foundation moisture
  • Crawl space mold from soil vapor, high humidity, or drainage failure
  • Mold around a failed sump pit or interior drainage system
  • Mold on insulation, sub-floor, or HVAC components in unconditioned spaces
  • A recent flood, plumbing leak, or extended period of high indoor humidity
  • A home inspection report flagged "elevated moisture" or "suspected mold"

We do not handle isolated finished-living-space mold that is disconnected from a foundation or moisture cause. For commercial-scale remediation or industrial-hygienist-led abatement projects, an IICRC-certified specialty firm is the right call. We are honest about that on the inspection. Sending you to the right specialist is more useful than selling you the wrong scope.

Our Mold Removal Process

Transparent from the first phone call to the final verification.

Free Inspection

A Certified Structural Inspector and Certified Mold Inspector (CMI 79130) walks the space, identifies the moisture source and any visible mold, and takes test samples where the scope warrants.

Test Results and Plan

Written scope. The plan addresses both the mold and the moisture source so the work lasts.

Containment and Remediation

Aqua Lock crews handle setup, removal, and HEPA filtration. Foreman on site start to finish. Surfaces protected, dust suppression running.

Source Repair

The waterproofing, drainage, or encapsulation work that addresses the moisture cause. This step is what the 10-year mold warranty and the Lifetime Transferable waterproofing warranty both rest on.

Post-Remediation Verification

Independent verification before the job closes out. Payment is collected after.

Most mold inspections are scheduled within 24 to 48 hours.

What Mold Remediation Costs

Cost depends on three things. First, the scale of the visible mold and the extent of affected materials. Second, the moisture source. Sealing a single crack costs less than installing a perimeter interior drainage system. Third, containment and disposal requirements: larger areas need more containment and longer crew time.

Most Aqua Lock mold remediation projects come in well below the cost of letting the underlying moisture source continue to do damage to the structure and the air quality upstairs. Financing is available. The 10-year warranty on the remediation work, and the Lifetime Transferable Warranty on the moisture-source waterproofing scope, are both in writing before any work begins.

Mold and Insurance Claims

Most standard homeowner policies exclude mold caused by long-term moisture exposure such as slow leaks, condensation, or drainage failures, because those situations are considered maintenance rather than sudden damage. Many policies do cover mold caused by a sudden, accidental water event such as a burst pipe, a supply-line failure, or a sewer backup.

Aqua Lock does not file insurance claims on behalf of homeowners, but we can describe the work in writing if your adjuster asks for documentation. Financing is the more common path for mold remediation, and we offer that on larger scopes.

Why Homeowners Choose Aqua Lock for Mold Work

Mold remediation is the kind of service where it is easy to do the visible work and walk away. Aqua Lock was built to do the opposite.

“Our competitors often only quote the maximum, most expensive scope for Foundation Work, because they see it as easy money. We built Aqua Lock to do the opposite. Every inspection ends with options and education, not just a single price tag for the most expensive solution.”

Mold Removal FAQs

Indoor mold exposure can aggravate allergies, asthma, and respiratory conditions. Sensitive individuals (infants, elderly, immunocompromised) experience effects at lower exposure levels than others. The EPA and CDC both recommend addressing visible indoor mold growth promptly, especially in living spaces. Mold inspection identifies the type and scope so the right scope of work matches the actual risk.

Several mold species can appear dark in color, including Stachybotrys chartarum, which is the species most coverage refers to. Accurate identification requires lab testing of a sample. Different species have different health implications, and “black mold” as a household term is broader than the press treatment suggests. Aqua Lock includes testing on every mold inspection where the scope warrants it.

Bleach kills the visible mold on a hard, non-porous surface but does not address embedded growth in drywall, wood, or insulation, and it does not solve the moisture source that allowed the mold to grow. For isolated, small surface mold on a hard surface, DIY cleaning is reasonable. For mold on building materials, behind walls, or anywhere the moisture cause is unclear, a professional inspection is the right starting point.

Most residential mold projects are completed in one to five days, depending on the scope and the containment required. Source repair (waterproofing, drainage, encapsulation) adds to the timeline if those scopes are part of the work.

Usually not, if the mold came from long-term moisture exposure such as condensation, slow leaks, or drainage failures. Many policies do cover mold from a sudden water event such as a burst pipe. The adjuster makes the determination based on the documented cause. Aqua Lock can describe the work in writing if your adjuster requests documentation.

The 10-year warranty on Aqua Lock mold remediation work is tied to the moisture-source repair we perform alongside it. Where the source is addressed, the warranty covers a return of mold growth in the remediated area. The Lifetime Transferable Warranty on the waterproofing scope transfers with the home at resale.

Aqua Lock includes mold testing on inspections where the scope warrants it. Test results inform the remediation plan and the documentation a homeowner receives at the end of the job.

Most inspections are scheduled within 24 to 48 hours of your call.

Don't Live With Mold in Your Basement or Crawl Space

Mold is the part of a moisture problem you can see. The longer it sits, the deeper into the structure it goes, and the more expensive the eventual remediation becomes.

Free, no-pressure inspection. Full evaluation of the moisture source, visible mold, and what the smallest scope is that will solve both. Inspectors, not salespeople. The 10-year warranty on the remediation, and the Lifetime Transferable Warranty on the moisture-source waterproofing, are both in writing.
