When a Foundation Starts to Move
Foundation problems do not announce themselves. They start small. A hairline crack near a basement window. A door that catches in the frame on a humid Friday in July. A line of drywall cracks that follows a stair-step pattern up the corner of the family room.
Kentucky foundations sit on a hard hand. The Ohio River Valley brings humidity that loads soil with moisture every spring. Jefferson County clay expands when it is wet and contracts when it dries, working against the footings every season. Freeze-thaw cycles widen the cracks that water already opened. Older neighborhoods around St. Matthews, Highview, and Fern Creek often have basements that pre-date modern drainage code by half a century or more.

Bowing or Leaning Basement Walls
When water-loaded clay soil pushes against a basement wall season after season, the wall starts to deflect inward. You will see horizontal cracks across the middle of the wall, a vertical lean at the top, or a wall that has visibly moved away from the floor joists above.
For bowing walls, we install Carbon Fiber straps when the deflection is caught early. The straps lock the wall against further movement without taking up floor space. For walls that have moved further, we install Carbon Wall Anchors to actively pull the wall back toward plumb over time. The right method depends on what your inspector sees on the wall and what is happening with the soil outside it.
Foundation Cracks (Wall and Floor)
Not all cracks mean the same thing. A vertical hairline in a poured concrete wall is usually a shrinkage crack from when the concrete cured. A horizontal crack at mid-wall is soil pressure. A stair-step crack through a concrete block is differential settlement. Diagonal cracks at window or door corners can be either.
For sealing and waterproofing cracks, we use Liquid Rubber injection. Liquid Rubber has 800% elasticity, so it flexes with normal seasonal movement instead of cracking out again the next time the wall shifts a fraction of an inch. Paired with Polystyrene installation for moisture control, the crack stays sealed and the wall behind it stays dry. For cracks where the underlying concern is structural rather than moisture, we install Carbon Fiber straps across the crack to lock the two sides together.
Sinking or Settling Foundations
When part of a foundation sinks faster than the rest, the house starts pulling itself apart from the inside. Floors slope. Doors and windows stick. Tile cracks in straight lines. The fix is to transfer the load past the soft soil to stable ground deeper down.
We install Push Pier Systems that drive steel piers through the unstable soil layers until they reach load-bearing strata. Once the piers are in, hydraulic force lifts the affected section of the foundation back toward level and the piers hold it there. For concrete slabs that have settled (driveways, basement floors, garage floors, patio slabs), we use Foam Injection to lift the slab from below and stabilize the soil beneath it.
Sticking Doors, Windows, and Drywall Cracks
Sticking doors on the main floor above the foundation often means the framing has shifted slightly because of swelling, dampness, or settlement underneath. Drywall cracks at the corners of doors and windows can mean the same thing. These are usually the first signs a homeowner notices, before anything is visible in the basement.
A Certified Structural Inspector reads these symptoms backward to figure out what is happening under the house. Sometimes it is foundation settlement that needs piers. Sometimes it is moisture and humidity that needs ventilation and a sump system. Sometimes it is both. The inspection is the only way to know.
Sagging Floors
Sagging floors are usually a joist problem in the crawl space, not a foundation wall problem. Floor joists that have rotted from long-term moisture exposure, lost their bearing, or sagged under load can be sistered, supported, or replaced. We do floor support, floor joist repair, and joist replacement as part of the foundation toolkit because a sagging floor is structural even when the foundation itself is fine.

Cost is the second biggest fear after structural failure itself. The honest answer is that it varies, and the range matters less than what is driving the number.
Three things drive foundation repair cost: First, severity: a single crack is in the low four figures; a full piering system on a settled foundation is in the five figures and occasionally higher. Second, accessibility: an exterior foundation wall behind a finished patio costs more to reach than the same wall in an unfinished basement. Third, method: Liquid Rubber crack injection is at one end of the cost range; Push Pier Systems are at the other.
Reframe the number against the asset: Foundation maintenance over the life of a Louisville home typically lands at less than 5 percent of the home’s value. The home itself is usually the largest single asset a family owns. Most homeowners replace the roof and the water heater on schedule and ignore the foundation until something cracks, even though the foundation is what holds up everything else.
Financing is available: Written quotes include financing options when the scope is large enough that it makes sense. We do not push financing on small jobs that do not need it.

Foundation Repair Questions Homeowners Ask
Why is this happening now, all of a sudden?
The honest answer is usually: it has been happening for years, you just noticed it this week. Foundation problems are slow. A wet spring after a dry summer is often what makes the crack visible or the door start sticking. The underlying issue (clay-soil pressure, drainage, settlement) has typically been at work for a long time before the symptoms become obvious.
Do you have to do all four walls?
No. Most foundation problems are localized. Sometimes it is one wall. Sometimes one corner. Sometimes a single crack. Our inspectors are trained to identify the smallest scope that actually solves the underlying problem. We can fix one crack, one wall, or build an entire system. The decision is yours after the diagnosis.
Can you fix the problem from the outside?
Sometimes, depending on the method. Liquid Rubber crack injection and Carbon Wall Anchors can be installed from the interior. Push Pier Systems require exterior access along the affected wall. Your inspector will tell you which method applies and where the work happens.
How long does foundation repair take?
A single crack injection is usually a one-day job. Carbon fiber strap installation across an interior wall is one to two days. Push Pier installation for a settled foundation is typically two to five days depending on the number of piers needed. The inspector gives you a project timeline as part of the written plan.
Will my homeowner's insurance cover foundation repair?
Usually not. Most standard policies exclude foundation movement caused by soil pressure, settlement, or long-term moisture exposure because they are considered maintenance rather than sudden damage. There are exceptions for things like burst pipe damage that caused acute settlement. We do not file insurance claims for homeowners, but we can describe the work in writing if your adjuster asks for documentation. Financing is the more common path for foundation repair, and we offer that on larger scopes.
Is the warranty really transferable if I sell the house?
